Survey Speak

The respect of boundaries and land owner rights has existed since early civilization. Terminus was the ancient Roman deity of boundary markers. Terminus was also a Latin reference for a stone boundary marker and was displayed as a human entity that had neither feet nor arms to symbolize that he never moved from the place he occupied. There are many Biblical references to marked property, including this one:
Cursed is he who moves his neighbor's boundary mark. - Deuteronomy 27:17

Some Definitions

Title and Mortgage Surveys

Land title surveys determine everything affecting the location of the boundaries, ownership lines, rights of way, and easements within or immediately surrounding a parcel of real estate. These surveys determine boundaries, existing buildings, and improvement locations. These are required by title companies for title insurance and by lending institutions that finance the property. They show that there are no encroachments on the property and that the structures are within building code requirements.

Title Search

An examination of the records at the registry of deeds or other office, which contains records of title documents to determine whether title to the property is good.

Set Back

The distance from a curb, property line, or structure within which building is prohibited. Setback requirements are normally provided by ordinances or building codes (provisions in zoning ordinance regulating the distance from the lot line to the point where improvements may be constructed).


The right of the owner of one parcel of land, by reason of such ownership, to use the land of another for a special purpose not inconsistent with the general purpose.

Right of Way

Any strip or area of land, including surface, overhead, underground, granted by deed or easement, for construction and maintenance according to designated use, such as drainage, irrigation canals, ditches, electric power, telephone, oil, gas, water, other pipelines, highways, etc.

Elevation Certificate

This verifies that the finished floor elevations for homes meet or exceed the requirements set by the flood insurance rate maps. This is also known as a FEMA certificate.
